Please note: Primary guest responsible for the reservation must be 25 years of age and is required to sign an external digital rental agreement via SignNow within 48 hours of booking confirmation.
IMPORTANT:
*Exterior Doors are to be kept closed at all times, especially doors to the deck. You must supply natural lump charcoal or smoking chips, based on your preference for the Big Green Egg. Gas for the grill and firepit is included during your stay but you must shut it off after each use. The FIRE PLACE inside the house is Non-Working, DO NOT TRY TO USE. The property also has regular weekly pool service and yard service.
**Exterior string lights/pool lights are on a timer and will come on automatically based on the season. VERY IMPORTANT - during Sea Turtle nesting season (starting May 1st through October 31st) - the exterior string lights will not come on, including the pool lights, due to strict County Requirements. You must also close the blinds inside the house and turn off lights in rooms that are not occupied during sea turtle nesting season. If Florida Fish and Wildlife indicates a violation and a fine is given then the guests will be held responsible for paying the fine.
Pool is approximately 6.5ft deep at its deepest point. *Pool and spa is used at your own risk -- Pool Rules & Quiet Hours are Posted near pool. Please read the pool rules before entering. The Spa takes approx 45 minutes to heat to 102 degrees; You will need to plan accordingly and ensure the Heat is turned OFF when not using the hot tub for more than 30 minutes.
** Pool and spa access requires the signing of a standard liability waiver prior to check-in. This must be signed within 48 hours of booking and will come with your rental agreement.
***As Required by St Johns County, the primary booking guest is required to provide a valid government-issued photo ID or driver’s license. **This is a Non-Smoking property which includes inside, on the Upper Deck Area or anywhere on the property grounds. Smoking may be done on the beach. Proper disposal of ashes and cigarette butts is a must. If there is evidence of smoking in the home or on the property, a $500 fee will be charged.
Minimum Age and Guest Verification: The Primary Guest responsible for booking the reservation and executing this Agreement must be a legally competent adult at least twenty-five (25) years of age. In compliance with St. Johns County local ordinances, municipal enforcement codes, and commercial insurance policies, this Primary Guest must complete our mandatory identity verification process prior to arrival. A valid, government-issued photo ID or driver’s license matching the exact name on the reservation must be submitted via our secure, third-party verification portal powered by Autohost. Property access and smart lock door codes will remain completely inactive until this identity verification is successfully completed and cleared.
Welcome to Florida! Palmetto and other bugs are native to our area and you will see them out and about! Yes, we do have regular pest service as well! Our home is located in a beautiful, nature-rich area, which means our local insects love to visit! To keep your stay comfortable, clean, and bug-free, please ensure all exterior doors close completely behind you. This also helps our AC run efficiently so you stay cool! Because our top-floor windows have delicate mechanisms, they can be easily damaged or broken by the wind. Please leave these windows closed so we can keep the property in beautiful condition.
****Parties, Gatherings or Events that take us over our max occupancy of 10 guests are strictly prohibited - as noted in the rental agreement. Penalties will be enforced and you can be evicted with no refund. The property is monitored by Minut as noted in the booking agreement. There is a Camera Doorbell as well as exterior Cameras facing A1A and 2 exterior camera facing the beach for security purposes. There are not any other cameras on the property. There is also no cameras inside the house. Quiet Hours are enforced (10PM-7AM) - and please remember to be a good neighbor to those around us! Guests of the property have an affirmative obligation to comply with the provisions of Section 2.02.04.B.19, St. Johns County Noise Ordinance (Ord. 2015-19), and all other applicable federal, state, and local law ordinances. Guests hereby acknowledge and understand the right of St. Johns County officials to reasonably inspect the premises to assure compliance with said obligations.
Parking: there is room for two small to mid-size vehicles to park in the garage (mobile garage door openers not supplied) as well as additional driveway parking. (Maximum # of vehicles is 3, depending on size). Please be aware when entering & exiting the property. A1A does have a lot of sightseers!
Motor vehicles, boats, Recreational Vehicles (RVs), and trailers shall be parked only in driveways or other areas on the property designated for parking. Boats, RVs and trailers shall not be parked on any street, alley, sidewalk, or public or private Right-of-Way, or part thereof, or in required front yards, except as provided in Section 6.01.03.H.5 of this Code. **Vehicles larger than an SUV (motor homes, trailers, RV`s, boats, etc.) must be approved in advance and must not go over the maximum # of vehicles allowed on the premises.

Please note that we may collect additional information from you after confirming your booking (usually an email address) in order to comply with local regulations and to provide the best possible experience along with being able to send you the rental agreement and pool waiver you are required to sign.
Important: St. Johns County regulations and our insurance policy require the primary guest to sign an electronic Short-Term Rental Agreement & Liability Waiver within 48 hours of booking. Check-in instructions will not be released until this is complete. If you refuse to sign the rental agreement then your reservation will be terminated.
