**Lakeland Village Disclaimer**
Lakeland Village was built in the 1970s. Our condo has since been updated but there are still some quirks to it so if you are looking for a new modern resort this might not be the best fit for you. We are working on trying to get our reviews up so please consider all of this before booking.

Lakeland Village is one of South Lake`s premier condo complexes due to it`s close proximity to all that South Lake has to offer. You are across the street from a brand new shopping center with Whole Foods, Chase, Chipotle, Five Guys & Panda Express right at your front door. You are also walking distance to the nightlife at Stateline, Heavenly Village for restaurants & shopping, and the Gondola for Heavenly Ski Resort access. Lakeland Village community offers 2 seasonal pools, a hot tub, tennis courts, a gym and has it’s own private beach. You really won’t need to do a lot of driving while here!

⚠️ Important Info
• There is some road noise from close proximity to highway 50 so light sleepers beware.
• To clarify: our home does not have a lake view. Most condos at Lakeland village are not lake front. To get to the lake, it`s about a 2-3 minute walk across the condo complex.
• Our home is on the 1st level with units above us so there might be some foot traffic noise during your stay.
• We do have a small twin pull out bed in our home in case you want to bring a child but please let us know so we can leave extra sheets and towels otherwise we set our home up for 2.
• Per the HOA bylaws, renters cannot bring dogs and the beach is not pet friendly.
• After you book, you will also be required to sign a rental agreement.
• This unit is an individually owned condo and not apart of the HOA property management program. We do not schedule the exterior maintenance.
• All parking at Lakeland village is first come, first serve. 1 parking pass is provided inside our home.
• There is no washer or dryer in unit but there is a coin operated laundry facility in the lobby.
• The kitchenette is small but mighty & fully stocked! The stove, oven and fridge are mini size.

We welcome guests who are in compliance with the local Vacation Rental Ordinance. BY BOOKING THIS HOME YOU AGREE TO ALL OF THE FOLLOWING:
LOCAL VACATION RENTAL LAWS.
→ Occupancy - We can’t have more people in the home than what we are permitted for.
Hot Tub - *If this home has one* The hot tub cannot be used after 10pm. This is VERY strictly enforced.
→ Quiet Hours - County quiet hours at all rentals are from 10pm - 8am. There cannot be ANY noise after 10pm.
→ Noise - This home is located in a quiet, residential neighborhood therefore excessive noise is not well tolerated at any time of the day.
→ Parking - We can only have the number of cars on the property that we are permitted for. Street parking, parking in the front yard or on the dirt is not allowed at rentals. Vehicles will be towed at the vehicle owner’s expense.
→ Trash - Trash can never be left outside. All trash must be bagged up neatly and placed into the bear box next to the driveway or HOA provided dumpster. If the bear box is full, please contact us for a trash pick up. Failure to properly store trash will result in a $250 clean up fee.
→ Events - We cannot host weddings, bachelor or bachelorette parties or other large gatherings at our home.
***Failure to abide by the above ordinance will result in an automatic charge of $2,000 to cover fines from the county. Other repercussions could include a citation from local law enforcement and in rare cases, eviction and forfeiture of all monies paid. These are not Summit Tahoe rules, these are laws put forth by the local government that all guests must abide by.
25 YEARS OR OLDER TO RENT. You must be 25 years or older to book and be present at all times. You are responsible for everyone’s actions in your party.
CHECK IN & OUT TIMES. Check in time is 4pm and check out time is 10am. Our check in and out times are industry standard times for Vacation Rentals in Tahoe. Early check in’s and late check out’s may be requested. However, if we have guests leaving or arriving on the same day as your request we may not be able to grant an early check in or a late check out.
NON-SMOKING. This home is a very strict non-smoking property, which includes the outside. Evidence of smoking including a smoke smell or cigarette butts on the ground will result in a $250 charge. If someone in your party smokes, please have them do so off the property lines and dispose of their butts appropriately.
DAMAGE. We have a ‘you break, you buy’ policy when it comes to damage. We will do a detailed inspection after you check-out to check for new damage. If you notice damage from a previous guest or if damage occurs during your stay, please report it to us right away. Attempting to conceal or failing to report damage, will automatically result in being charged for the replacement or repair.
HIGH FIRE DANGER. Tahoe is under high fire danger year round. The following actions are strictly forbidden: bonfires, outdoor fires, firepits, charcoal BBQs, fireworks, using the gas BBQ or gas firepit on a red flag day, etc.
UNFORESEEN HOME ISSUES. When renting someone else’s home, issues can arise that are out of our control. We do a detailed inspection before your arrival to ensure it’s clean and all amenities are functioning but despite our best efforts, sometimes things still happen. We ask that you communicate all issues as soon as they happen so we may be given the opportunity to rectify them.
FRAUDULANT CLAIMS. We believe in running an honest business and expect our guests to have the same mentality. Falsifying or embellishing home issues with the intention of receiving money back is something we will not tolerate.
CANCELLATIONS. We adhere to the cancellation policy we have set up on the site you booked through. We also highly recommend that our guests purchase travel insurance. However, we are human too. If you are past your cancellation time frame, please initiate the cancellation process on your end so we can open up the home’s calendar. If the home gets rebooked, we will refund you minus a 3% cancellation fee to cover credit card processing.
SECURITY CAMERAS. Like all vacation rental homes in Tahoe, we have security cameras on the exterior and noise decibel monitoring devices inside. This is to ensure our guests abide by the strict local ordinance. There are never any cameras inside our home.
REFUNDS. Reporting issues to us after you leave does not often result in a refund. We prefer to handle issues while you are here in order to make your stay with us exceptional so please report all issues to us during your stay. We are much more likely to offer a refund on our own terms for failure to resolve issues rather than be asked for money back after you’ve checked out.
SNOW REMOVAL. Summit Tahoe cannot guarantee snow removal services to the roads and driveway will be completed by the county and/or snow removal vendors. Delays during heavy snowfall are to be expected. Snow shovels are provided onsite. Guests are required to carry chains with them to Tahoe per local law.
ICY WALKWAYS. Our walkways in Tahoe are icy so make sure all members of your party have snow boots and walk with care. We do our best to clear snow and add ice melt but despite best efforts our walkways still become icy. We are not liable for any falls or slips on the ice.
PETS. This home is NOT pet friendly. The owners may have a pet allergy so it’s important to respect this rule. We prefer to host service animals at one of our pet friendly homes. We have exterior security cameras so we will know if you disregard this rule. Bringing a pet will result in an automatic charge of $250 per pet and possible eviction.
DRIVE WITH CARE. Our home is located in a residential neighborhood where the speed limit is 25mph. Please drive with care when coming to and from our home.
TOWELS. We supply one bath towel and one wash cloth per occupant. If you feel you will need more please bring more towels with you.
SUPPLIES. Please do not remove any supplies from our home including but not limited to: olive oil, salt, pepper, foil, trash bags, dish pods, toilet paper, etc. Theft is not cool and not something we don’t take lightly. If you are unsure if something is yours, please leave it.
CARPETS. Please remove your shoes inside.
